For decades the southeast corner of 41st of Harvard in Tulsa has been identified by what's usually not there- Christmas trees. A few years ago Wal-Mart attempted to build a neighborhood market on the site, but was flatly rejected by the neighborhood. Recently a new development was announced for this area- wider and longer than Wal-Mart's proposal, but possibly more acceptable to residents.
Harvard Square
The anchor tenant of Harvard Square will be a CVS Pharmacy (a drug chain similar to Walgreens). The developer suggests this retail area will be similar to Utica Square. Attendees at a neighborhood meeting this evening chuckled at that suggestion. But the greatest concern was over the impact rezoning and commercial encroachment would ultimately have on the neighborhood.
The following images are taken from the proposal and show the location and layout (click image to enlarge)...

Here's what the street view will look like...

To accomplish this a "planned unit development" is being requested by the devloper. As I understand it, this allows for a change in zoning on several different parcels at one time as opposed to a hearing for each zoning change. A TMAPC hearing on this PUD and zoning changes will be held August 20th in the Francis Campbell City Council Room on the Plaza Level of the Tulsa Civic Center.

No to this development. It is too much, too big. Development at this location is inevitable, but not this. Can you imagine going through what promises to be hell when the state redoes I-44 at Harvard and a massive project at Harvard and 41st. We will be prisoners. Come up with something sensible for 41st and Harvard, not an elephant.
